For a number of reasons, the rate of home foreclosures is rising in the United States. In fact, the rate is up some 70% over a year ago. Part of this is due to rising interest rates that are making payments unaffordable to homeowners who bought their homes three or four years ago with adjustable rate mortgages. Many of these mortgages were set to adjust after three years, and the resulting increases in payments have left the homes unaffordable for their owners. With little recourse, thousands of owners have had to walk away from their homes. This unfortunate situation may be avoidable in some cases, particularly if the owners discuss their troubles with their lenders. Instead, many owners have answered ads posted by companies offering "foreclosure help", hoping to find a way to keep their houses despite their financial troubles. In many cases, the owners not only fail to get the help they need, but they often end up literally giving their houses away to the companies they thought would help them keep them.

New York State Information and Facts
The State of New York, which is located in the North Eastern United States, received its name from the Duke of York who later became King James II in 1664. New York State was admitted into the Union as the 11th U.S. State on July 26th 1788.
The capital of the State of New York is the City of Albany. The State's nickname is The Empire State and their flag features a dark blue field with the coat of arms in the center. The official seal of the State of New York is the coat of arms surrounded by the words "The Great Seal of the State of New York." The Sate of New York's coat of arms features Liberty and Justice standing on either side of a shield that shows a mountain sunrise. On the shield there is an eagle on a globe with a three-masted ship in the foreground and also a Hudson River sloop, both of these represent commerce. As far as Liberty and Justice, Liberty's left foot is seen kicking a royal crown and beneath the shield you can see the state motto.
The State of New York has their own unofficial state song named "I Love New York." The New York State Motto is Excelsior which means Ever upward. Their State bird is the Bluebird and a brook or speckled trout is the State's fish. While the New York State's flower may be the rose, the New York State tree is the sugar maple.
The State of New York has a State gem, which is the Garnet. The Sate fruit was chosen to be the Apple.
The State of New York celebrates all of the same federal holidays, but they do not have their own state holidays. The holidays celebrated in New York are New Year's Day, the Birthday of Martin Luther King, Jr., Presidents' Day, Memorial Day, Independence Day, Labor Day, Veterans Day,; Thanksgiving Day and Christmas
The State of New York has many notable locations that include places like the Castle Clinton, Fort Stanwix as well as the Statue of Liberty National Monuments. You can also find the U.S. Military Academy at West Point, Niagara Falls and many National Historic Sites like the homes of Franklin D. Roosevelt in Hyde Park and the home of Theodore Roosevelt which is located in Oyster. Anther number of notable locations in New York is the Women's Rights National Historical Park which is located in Seneca Falls, the National Memorials which includes Grant's Tomb and Federal Hall, the Baseball Hall of Fame in Cooperstown, Fort Ticonderoga, and the many theaters, museums, and parks in New York City.
